    Exploring resident-empowered meetingplaces in Dutch neighbourhoods: by Jane Jacobs Walking Action-research methodology

    The ‘Jane Jacobs Walk’ organization as one of the Jane Jacobs (1916-2006) heritage initiative supported three Jane Jacobs Walks of certified Fred Sanders in the period 2011 - 2014 in Amsterdam neighbourhoods. These walks helped residents to explore resident-empowered meeting-places and activities in their own housing environment for the benefit of community living-quality for themselves and others all spirited by Jane Jacobs her thoughts. These walks can methodological be seen as a form actionresearch by which the participating residents analyze their own data of experiences and insights. From the three Jane Jacob Walks organized (added to the results of my dissertation as the ‘body of knowledge’) (Sanders, 2014) the conclusions are: 1. Residents favor nearby and lifestyle coupled meeting-places, 2. Beside the by the municipality organized meeting-places there are many so called ‘free’ meeting-placesavailable, 3. Less of all these meeting-places suite youngsters, foreign people and unemployed people, and 4. Residents are willing to organize meeting-place even to manage subsidizing still a financial support from the municipality is essential. The effect of the ‘talking by walking’ could be optimized by involvingmore youngsters. ‘Jane Jacobs Walks’ as example of action-research could methodological be optimized by testing the results in a pilot-neighbourhood

    Circular building leads to a different way of thinking and building. BPD development is experimenting with 19 owner-occupied houses on the Zeeburgereiland, to use as many refurbished materials in cooperation with the coming housing owners, so far these are available at the existing materials depots. It is a pilot project because buyers do not know the possibilities sufficiently and do not yet expect the option from a developer.     Resident-groups taking over the role of professionals, our new hope in sustainable-energy real-estate programs

    For new Real-Estate developments in the Netherlands, as for existing housing stock, Kyoto follow-ups to reduce the carbon energy use in new developments by up to 50% in 7 years have been agreed between government and housing developers since mid 2008. An obstacle to these sustainable-energy programs is that these developers are bearing the costs, not the residents who get the benefits. Secondly, trend analyses tell that for a breakthrough of results projects on the level of numbers of houses, or households, are needed. Hence it is worthwhile to know under what conditions resident-groups will taken responsibility for sustainable-energy project-developments themselves up to a level at which role-change with the professionals involved can be realized. In autumn 2008 new qualitative research has been carried out with focus groups of residents. In focus sessions in two Dutch neighbourhoods residents were asked what incentives are needed for them to participate actively in sustainability. These results are compared with a recently performed rapid survey of Dutch eco-villages and a literature search on role-change to complete the picture. The conditions under which resident-groups will accept sustainable-energy programs are: they need to know what their financial benefits are before they will participate and they want to know the sustainability and reliability of the technical solutions offered. Strong push-factors are sustainability coupled motivations. Exiting pull-factors are improvement of the quality of life in neighbourhoods, of which green space is one of the most important issues. Then they will accept initiatives, group initiatives. Although their level of self management may be viable, they need help from the Real-Estate professionals, also Government can help to fasten the process by facilitating these push- and pull-factors.Real Estate & HousingArchitectur

    Sustainable Housing Production, thanks to the Economic Crises

    A drastic effect of the economic crises 2009 is the cutback of housing production in the Netherlands, a down-hill trend from 80.000 to 45.000 a year. Unless the population of the country is stable there is an enormous need for new housing every year. Housing production is required because of vitalisation of cities. Housing production in the Netherlands is not only luxury. Young people need new houses because the elderly stay, due to the well organized neighbourhood care-systems in their housing longer. In cities reconstruction of older neighbourhoods needs new housing too. This production crashed in the beginning of 2009 because financing of households and investors became less available. The situation has become worse because of the system of development. In the Netherlands housing developers only start building when 80% of the houses are sold from drawings. People that have the money have choice in existing stock, they do not wait two and more years before moving to a new house. So new systems are needed, systems by which the housing production is brought into motion again. With the cyclic innovation model’ in hand, lessons learned from out of other branches are suggested to use to construct such a new system. The conclusion is that houses should be developed on stock. The number of real-estate developers that search for this methodology is still small, although first steps are in progress. The new system asks for a re-shift of the land- and housing financial system, for which the housing owner takes more responsibility than before. Thereby, in the new system the housing will become a product of quality instead of quantity. Sustainable choices will unmistakably be part of such quality in future.Real Estate and HousingArchitectur

    De wachtlijsten vol woningzoekenden die zich in Nederland in de steden willen vestigen zijn dwingend voor de politiek. Het effect is dat er net zoals in de vorige eeuw gestuurd wordt op meer en versnelling van de stedelijke woningbouw. Onderzoek van het CPB en OTB voorspellen een nog verdergaande trek naar de Nederlandse steden dan tot op heden rekening mee werd gehouden. De ruimte om in die aantallen bij te bouwen ligt echter buiten de stad terwijl de woningzoekenden op de oude stad afkomt. Uitgaande van de prognoses dat de groei van Nederlandse bevolking na 2014 eruit gaat zal extra woningbouw structureel tot leegstand in het landelijk gebied leiden. Verstandiger is het de velesteden in de periferie van de grote steden bij de verstedelijking te betrekken, het metronet daartoe te verbeteren en de opnamecapaciteit van de grote steden te faciliteren. Daarmee bouwen steden aan een duurzame toekomst meer dan door woningbouw alleen
