    The spread of mobile applications has recently exposed museums to new opportunities, both in terms of learning and engagement of new visitors: in this framework, a special role is played by mobile applications integrating location-based services and gaming approaches. This paper presents the description and evaluation of "Step by Step 2.0", a mobile guide developed for Palazzo Madama-Museo Civico d'Arte Antica (Turin, Italy). The multimedia guide includes an indoor navigation system, the connection to social networks, thematic trails and two location-based mobile games, specifically developed for young visitors.     Designing for the museum: how can universities train prospective interior designers and successfully face the 21st century challenges?

    Far from being static and isolated organizations, museums are living institutions which actively contribute to the beat of society. If their role as keepers of collections remains essential, it is undeniable that in the last decades museums have undertaken a deep transformative process, progressively becoming open platforms that not only focus on curatorial and conservation practices, but are more and more committed to the engagement of different audiences and stakeholders. More specifically, museums are now conceived as discursive spaces dialoguing with the visitor, where a meaningful exchange is encouraged through the provision of immersive, emotionally engaging and ultimately memorable experiences. It thus seems reasonable to forecast that in the upcoming future there will be an ever growing need to develop appropriate on-site communication strategies able to captivate visitors’ multiple interests, and that in this scenario exhibit and interior design will play a role that will progressively become more and more important. In this framework, which are the skills that will be required to prospective exhibit and interior designers desiring to actively contribute to this transformative process? How can academic courses and professional training initiatives shape educational paths that will lead architects and other specialists operating in the cultural field to successfully face these new challenges

    Negli ultimi anni si è assistito alla diffusione di piattaforme digitali in grado di mettere in contatto la domanda e l’offerta di beni e servizi, le quali hanno contribuito ad alimentare fenomeni economici prima inesistenti o decisamente più limitati. È questo il caso dei siti web che svolgono la funzione di intermediari fra coloro che desiderano proporre in affitto stanze o intere unità immobiliari e coloro che, in alternativa agli hotel o ad altre strutture ricettive, preferiscono soggiornare in stanze o case di privati. Questa realtà rappresenta un’occasione di sviluppo per città e territori, ma è lungi dall’essere neutra e gli effetti socioeconomici ad essa collegati possono variare in base agli attori coinvolti e ai diversi contesti in cui ha luogo. L’adozione di una prospettiva di analisi che tenga in considerazione non solo le caratteristiche e l’evoluzione del fenomeno, ma anche la sua articolazione spaziale all’interno delle singole realtà urbane può rappresentare un passo fondamentale per meglio comprendere le eventuali conseguenze a esso associate e orientare politiche di gestione e regolamentazione coerenti con gli obiettivi di crescita locale. Con questo contributo - applicato all’evidenza di Torino- si vuole proporre un approccio metodologico incentrato sull’analisi degli affitti brevi in relazione alle Microzone censuarie, al fine di comprendere meglio quali siano le aree della città fino ad ora maggiormente interessate dal fenomeno e suggerire possibili implicazioni e orizzonti di ricerca

    Urban and periurban regeneration are now conceived as processes that need to combine the renewal of the physical environment with the enhancement of cultural, social and economic conditions. Coherently, initiatives of social innovation and aiming at achieving social impact are acquiring increasing importance, also in light of new hybrid entrepreneurial partnerships and impact investing paradigms. In this framework, the evaluation of social impact represents a key issue. Taking into account the challenges still associated to the measurement of social impact and proposing an original concept of value specifically related to social impact-oriented initiatives, this paper aims to outline the methodological perspectives that could inform an effective evaluation of such types of interventions. The presented concepts are then empirically applied to a selected case study, showing that the explicit integration of social impact objectives into regeneration plans, together with their evaluation, could enhance the overall value of the projects

    Buildings’ energy performance, green attributes and real estate prices: methodological perspectives from the European literature

    Buildings’ energy efficiency may affect real estate prices, but the literature suggests that the effects of green attributes and Energy Performance Certificate ratings on the value of residential properties in Europe are still variable across contexts. The adoption of methods able to appropriately investigate this issue is thus essential. In this framework and to support future studies, this paper offers a methodological review of scientific works on the topic published in the last five years. Our work does not only represent an update of other reviews, but it originally analyses the papers by a methodological viewpoint. Results highlight a progressive refinement of the research questions and methods adopted. Then, the increasing importance of concepts such as latent variables and green attributes in the real estate pricing process is detected and identified as a field to be furtherly explored. Finally, Structural Equation Modelling is proposed as a promising approach for future studies

    Investigating Airbnb evolution in an urban tourism context: the application of mathematical modelling and spatial analysis

    Short-term rentals (STRs) are affecting many tourist cities, and the growth of this phenomenon has been frequently illustrated so far through the number of listings progressively registered on platforms such as Airbnb. However, analysing additional variables (e.g. number of new listings opened/closed), as well as performing mathematical modelling and spatial analyses, could help better interpret the evolution of this reality and shed some light on the hospitality dynamics enabled by digital platforms. Taking the Italian city of Turin as an example, in this article we firstly describe the local STRs trends by the means of a linear regressive statistical model, highlighting that – after a speedy growth in 2014–2016 – the number of STRs has started to experience a stabilization phase. Then, through the analysis of geo-referenced data and the application of Exploratory Spatial Data Analysis techniques, we stress that – as in other European cities – also in Turin STRs have particularly interested the areas located in the proximity of the city centre. Finally, we advance that, in order to inform local policies and decision-making, future studies should include forecasting and the investigation of a larger variety of variables (e.g. real estate stock, Airbnb nightly rates, long-term rental patterns, etc.)

    Fostering new value chains and social impact-oriented strategies in urban regeneration processes: what challenges for the evaluation discipline?

    Urban regeneration processes represent a key element for contemporary cities aiming to pursue sustainable development strategies; however, the challenges set by present socio-economic conditions require that smart and novel solutions able to effectively achieve urban regeneration goals (e.g. enhancement of inhabitants’ quality of life through actions on buildings and the urban environment, improvement of housing conditions, reduction of spatial social inequalities, etc.) be conceived. In this context, new approaches leveraging on the social innovation framework and aiming to generate a positive social impact are progressively emerging, facilitating not only the achievement of predefined goals but also the generation of new value chains that still need to be fully explored and evaluated. Given this framework, in this paper we firstly present the relationships occurring between urban regeneration, social innovation, social impact and values, underlying the increasing role of stakeholder engagement and of new investment paradigms. Secondly, we summarize the main evaluation approaches that have been applied so far to the description and measurement of social impact, then proposing a preliminary classification of the frameworks used to evaluate innovative urban initiatives and social impactoriented investments. Thirdly, we advance that social-impact oriented initiatives entail further components of value that have not been generally taken into account into traditional urban regeneration approaches, then proposing an original definition of this concept of value. Finally, we suggest that the new value chains that are generated by innovative and social impact-oriented urban regeneration initiatives require the development of evaluation approaches able to capture these specific components of value
