The Role of Maintenance and Facility Management in Logistics: A Literature Review
Purpose - The purpose of this paper is to provide a literature review on the different ways of carrying out Facility Management and related topics in order to uncover that there is limited research regarding the impact of Facility Management on the logistics and operational performance of warehouses. Design/methodology/approach - Four different focus areas have been identified and for each one different methodologies and streams of research have been studied. Findings - The study underlines the importance of Facility Management for the logistics operations; therefore it supports the notion that investments aiming at preserving the status of the building and service components of warehouses are crucial. Risk factors influencing the debt leverage of project financing initiatives in the energy industry
Purpose - This paper aims to contribute to understanding the crucial influence of risks on the capital structure of project financing (PF) initiatives in the energy sector. Design/methodology/approach - The debt leverage of a capital investment is selected as the response variable, and its relation with select identified risk factors is examined using a regression analysis on a data set of 72 projects carried out all over the world in the energy industry. Findings - Results have highlighted that the debt leverage is significantly influenced by several sources of risk measured through specific indicators, namely, country stability index, the construction duration, the concession period and the average size of partners. Therefore, country, project and special purpose vehiclerelated risks have been shown to have an impact on the debt leverage of a PF scheme. Research limitations/implications - The results could support both investors and lenders to better define the financial leverage of projects delivered under a PF mechanism. In particular, the study could help to have a better understanding of the main factors that influence the debt leverage in PF initiatives. Originality/value - This paper contributes to filling the lack of works addressing the relationship between risk factors and capital structure in PF projects. In this way, this research leads to a better understanding of the risk factors that influence the capital structure of a PF initiative, and they have, therefore, been proposed as a basis for the establishment of improved methods to design refined capital structures
Evolutionary trends in smart city initiatives
Smart Cities (SC) have claimed to improve the quality of life of citizens, but the notion of SC is variegated and it has been changing its form. As a contribution to understand the evolutionary trends of Smart Cities, this paper analyzes the characteristics of SC programs, and the role of a set of contextual variables of SC projects adoption has been investigated. The results reveal that big innovative cities are less willing to develop SC projects, that in the building domain are driven by innovative trends and projects in the energy sector depend on the level of wealth
Relationship between logistic service and maintenance costs of warehouses
PurposeThe purpose of this paper is to prove that maintenance cost of warehouses is correlated to the performance of the logistic business, together with other relevant operational factors.Design/methodology/approachThe relationships between indicators of logistic service level performance are examined using a linear regression analysis of a dataset collected from a number of distribution facilities operated by a leading global freight provider throughout Italy.FindingsExpenditures in building maintenance contribute to improve the punctuality of deliveries with resulting improved quality of customer service.Research limitations/implicationsFurther research may gainfully generalise the model by examining other geographical areas and longer observation periods.Practical implicationsIt is suggested that logistic buildings have to be maintained not only to preserve the functional and economic value of the asset, but also to strengthen the competitive advantage of the logistic business.Originality/valueThe business performance is very likely to be influenced not only by variables related to the business process, but also by non‐operational factors, such as warehouse building performance.</jats:sec

Genoa is a city that has changed a lot in the last few years: from a city based on an industrial port to a major touristic attraction offering a unique mix of cultural heritage and a young, lively, eventful atmosphere. The question is whether tourists have begun to do just the great architectural and cultural heritage of the city or continue to be attracted only by predetermined seasonal events. For that purpose, a questionnaire was administered to visitors (not Genoese) of Euroflora 2006, the most significant and important trade fair in Genoa. Risk and Value in Privately Financed Health care Projects
An empirical study is presented to investigate the risk factors affecting the value for money that can be obtained from using the public-private partnership delivery system to develop social facility projects. Based on a model describing the main risks affecting a project, a linear regression analysis is conducted on a dataset of privately financed healthcare projects in the UK to explore the main factors that might have significant relationships with the annual unitary charge payment. The results reveal that the economic and political environment, the hospital capacity, the construction duration, and the concession period are significant factors of the price paid by the granting authority. The study confirms that the unitary charge is not only affected by investment, operations and financial lifecycle costs, but also by risk factors and the level of risk allocated to the private sponsors. The proposed methodology might help both public and private parties in improving PFI project's compensation design, in order to achieve a higher value in privately financed infrastructures. The given model might also support the process of better determining the amount of annual payment based on select drivers and appropriately transferred risk factor

Facility Management (FM) is a discipline involving a variety of non-core operations and maintenance services to support the main business of an organization. This paper aims to provide an overview on the different ways of carrying out FM and related topics, in order to uncover that there is limited research regarding the impact of FM actions on the logistics and operational performance of distribution centres and warehouses. Four different focus areas have been identified and for each one different methodologies and streams of research are studied. The analysis highlights the importance of FM for the logistics activities and underlines the need for performing research, since very few studies have explored the relationship between FM strategy, maintenance actions and performance of logistics businesses
