Property markets with unrevealed prices. Adaptive valuation procedures
In order to be economically and financially sustainable, urban renewal measures that involve degraded urban areas are mainly applicable in real estate and market operations. Although the intervention often takes place in markets with unrevealed prices, where it is not possible to derive data regarding real estate operators’ willingness to invest nor users’ preferences, it is nevertheless necessary to assess the financial viability of such operations. For this purpose, the essay proposes an adaptive valuation procedure based on the preferences stated by a sample of potential consumers and producers, which makes it possible to estimate the most likely market value and transaction quantities
Toward Integrated Urban Agricolture Systems: Economic and Valuation Aspects
The Paper defines an integrated urban agriculture system (A-URBIS), outlining the complications associated with its launching and implementation, and a methodological guidelines for the valuation of an A-URBIS, taking into account the inclusive and qualitative impacts on the community. Finally the Paper proposes a Direct Deliberative Monetary Valuation procedure which derives from the combination of a participatory deliberative process, which is necessary to develop instruments of direct democracy, and Stated Preference Techniques, which are essential to capture the value related to inclusive use

The paper offers a direct and deliberative multi-dimensional valuation method, open to the active involvement of communities, and describes an experimental application for the selection of the best design idea for the rehabilitation of the Moretta road Area in Via Giulia in Rome. Some of the projects submitted in the ‘Concept and design competition’ were evaluated by a group of ‘judges’. After having explored the problem, the judges discussed among themselves and consulted experts and stakeholders, carrying out a multi-dimensional assessment.
