    A director of a construction company of any level seeks for a tool, which allows estimating the quality, reliability, safety and durability of the works using one general parameter. The author of the article considers a new tool of operations management - an integral efficiency potential of organizational, technological and management solutions of a construction object. The investigations allow assuming, that the chosen direction - integrating the efficiency potentials of organizational, technological and management solutions - provides interesting possibilities to the researchers and management of a construction object not only of a theoretical, but also of a practical character. The author gives terminological substantiation, methodological base and variants of mathematical model formation. The direction of further investigations is formulated - from singular potentials to integral potential of a construction object

    Redeployment of industrial facilities allows companies to optimize their structure while also creating a competitive environment in the service sector. In addition, during the redeployment process, the property complex undergoes optimization. Because of releasing production, the costs could be reduced by preserving, selling, and leasing production space.  However, to achieve and strengthen long-term competitiveness, companies are forced to adjust their activities with an emphasis on the changing demands of the period. Since the world is constantly changing, it is very important to respond to these changes expediently and quickly. So far, international practice and experience of redeployment in the Russian Federation have shown that it is one of the most difficult managerial tasks. During this process, many restrictions and unique characteristics of the company, where they are implemented, should be considered. Consequently, it must be performed only in the presence of the clearly defined goals, redeployment concept, and an understanding of each stage and the methods to be observed. This is a relevant study because the model of the work performed during redeployment allows this process to go as smoothly and efficiently as possible allowing the company to adapt to new market conditions. However, the topic of the study is poorly covered nowadays. In fact, many sources consider a redesigning strategy only as a special case study of a restructuring strategy or a strategy for updating the fixed assets. Debido a la liberación de la producción, los costos podrían reducirse conservando, vendiendo y alquilando el espacio de producción. Sin embargo, para lograr y fortalecer la competitividad a largo plazo, las empresas se ven obligadas a ajustar sus actividades con énfasis en las cambiantes demandas del período. Dado que el mundo cambia constantemente, es muy importante responder a estos cambios de manera oportuna y rápida. Hasta ahora, la práctica internacional y la experiencia del redespliegue en la Federación de Rusia han demostrado que es una de las tareas de gestión más difíciles. Durante este proceso, se deben considerar muchas restricciones y características únicas de la empresa, donde se implementan. En consecuencia, debe llevarse a cabo solo en presencia de metas claramente definidas, el concepto de redistribución y una comprensión de cada etapa y los métodos que deben observarse. Este es un estudio relevante porque el modelo de trabajo realizado durante el redespliegue permite que este proceso se desarrolle de la manera más fluida y eficiente posible permitiendo a la empresa adaptarse a las nuevas condiciones del mercado. Sin embargo, el tema del estudio está poco cubierto en la actualidad. De hecho, muchas fuentes consideran una estrategia de rediseño solo como un estudio de caso especial de una estrategia de reestructuración o una estrategia para actualizar los activos fijos.     The purpose of this study was to determine the hierarchy of fundamental factors determining the possibility of relocation of industrial enterprises in order to rationalize urban infrastructure. By analyzing scientific literature and the method of expert assessments, a list of priority factors has been formed that affect the possibility of redeveloping the urban environment and the relocation of an industrial facility. The use of expert assessment and the Likert scale established causal relationships between factors. A model of the hierarchy of factors has been developed using the graph method, based on the results of which a 5-level structure of factors has been established that affect the possibility of redeveloping the urban environment and relocation of an industrial facility. The obtained results can be useful for business structures, as well as government bodies. It seems that a fuller consideration of the following factors will not so much completely protect projects for the redevelopment of industrial zones in Russian cities from choosing the wrong concepts, not payback, low interest from tourists, but rather reduce the likelihood of making completely non-optimal decisions.El propósito de este estudio fue determinar la jerarquía de factores fundamentales que determinan la posibilidad de reubicación de empresas industriales para racionalizar la infraestructura urbana. Mediante el análisis de la literatura científica y el método de evaluación de expertos, se ha elaborado una lista de factores prioritarios que inciden en la posibilidad de reurbanización del entorno urbano y la reubicación de una instalación industrial. El uso de la evaluación experta y la escala Likert estableció relaciones causales entre factores, se ha desarrollado un modelo de jerarquía de factores mediante el método gráfico, a partir de cuyos resultados se ha establecido una estructura de factores de 5 niveles que inciden en la posibilidad de remodelación del entorno urbano y reubicación de una instalación industrial. Los resultados obtenidos pueden ser útiles para estructuras empresariales, así como para organismos gubernamentales. Parece que una consideración más completa de los siguientes factores no protegerá por completo los proyectos para el redesarrollo de zonas industriales en las ciudades rusas de elegir los conceptos incorrectos, no de la recuperación, el bajo interés de los turistas, sino que reducirá la probabilidad de que no decisiones óptimas

    Model for the Potential Manufacture of Roof Structures for Residential Multi-storey Buildings

    AbstractThe structure of the capacity for production of roof structures for residential multi-storey buildings was identified and evaluated. A model was devised, the further research and formalization of which will allow us to evaluate and optimize complex organizational and technological solutions (OTS) for the production of these construction products. A variety of system approach methods and correlation analysis were used to analyze the structure of the capacity. An experiment was performed as a questionnaire survey of experts. The questionnaire consisted of two tables: the first demanded the expert to rank 10 identified parameters depending on the degree of influence on the construction activities for each of the criteria. The second table compares pairwise expert criteria in analogy with the method of T. Saaty. Processing the results of the experiment contributed to the final structure of the model. Also the authors have set the weight coefficients of the model parameters to each criterion. The first steps were taken towards the formalization of the model - a general mathematical law was set for the formation of the study object. It was proposed to shift from the qualitative characteristics of parameters to mathematical representation through the fuzzy sets theory

    In this article, problems of mathematical modeling and experiment planning of the organization and management of construction. The authors designated the basic restrictions and the difficulties in this field. Concluded that the planning of research experiment is possible in the information sphere with using of heuristic, graphical, mathematical models, as well as neural networks and genetic algorithms. The authors note the need for use of expert information in the case of the formalization of quality parameters. The article presented an overview of the translation methods of qualitative information into mathematical language. Comparison of methods the qualimetry of USSR scientists, the analytic hierarchy process and fuzzy set theory were performed. The benefits of the latter for interpretation of qualitative parameters were identified. The authors have given many examples of application fuzzy sets for formalization of organizational factors of construction processes. Finally, there conclusion was made about progressiveness and effectiveness of fuzzy set theory to describe the qualitative parameters of organization and management of construction

    Efficiency potential of management and technical solutions for a construction object

    The authors investigate the models of efficiency potential of management and technical solutions for a construction object, which allows accounting for the influence of management-technological and administrative solutions in the process of implementing construction project. The solutions are represented by various factors – solitary integral potentials. The factors, which should be taken into account in the process of developing an integral model, are: development of general contracting structure, project decisions, management decisions, administrative decisions and ecological impact. In is necessary to develop the model, which will integrally put together the above mentioned factors of a construction project, observe and investigate other factors, create a model and get the opportunity not only to predict the endpoint of the future construction object on the stage of formulating technological requirements, but also to monitor the changes of this prognosis in time. The parameters of the integral potential will allow the system to obtain flexibility, which makes it possible to adjust to the changes usually taking place on a construction object and at the same time to aim for optimization of organizational, technological and administrative solutions in the process of reaching endpoint of construction

    Against the backdrop of the economic crisis and the complicated international situation, the government pays great attention to reforming the construction industry, creating the conditions for adapting construction firms to the existing situation and associated entrepreneurial and production risks. Concurrently, as the ever-increasing competition places higher requirements on potential participants in construction projects under state-financed and municipal contracts, new laws and regulations are being developed and improved, and bidding rules are systemized and optimized to help select the most reliable contractors resistant to various impacts. The purpose of this paper is to describe the term “sustainability of a construction firm” and to set the tasks of research into the ways of increasing sustainability of construction firms based on efficient organization of construction operations and up-to-date production and labor technology. The scientific problem suggested for review lies in ensuring guaranteed sustainability of construction firms amid uncertainties of construction operations.     Organizational and technical factors of urban territories redevelopment

    The dynamism of changes in the external environment of residential real estate objects with the simultaneous limitation of urban areas are the main prerequisite for creating new construction projects that have a high level of investment attractiveness. Such combined factors open up and increase the importance of using such a tool as redevelopment. Residential formations (complexes, districts, blocks, individual objects) are an obvious result of the artificial organization of the territory urban environment available for development. The quality of the organization of an artificial (residential) environment is determined primarily by the level of technical and moral condition of capital construction objects of residential purposes: houses, buildings, complexes, districts (micro-districts). The considered structural objects of the urban environment are exposed in the course of their functioning (operation) to certain natural and climatic, technical and technological, and social and cultural influences that lead to a certain loss of the original (established) quality of construction products. This loss of quality is expressed in the partial or complete loss of the ability of a construction object (complex of objects) to provide a comfortable and safe life for groups of the population or individuals living in the territory under consideration. Many industrial enterprises, especially old ones, are therefore unable to withstand competition and the economic component of their existence, and are not able to provide an appropriate environmental environment. In this regard, the most rational and mutually beneficial solution is considered to be the transfer of such enterprises outside the city borders, or to specially designated industrial areas, with the subsequent redevelopment of the liberated territory for the needs of the city itself, housing construction, or social and cultural or business facilities. City municipalities are also interested in this process in order to revitalize large areas that are often empty or under-used. The economic component of this process for the city, with proper redevelopment will be tax increases that will be transferred to the city from the well-functioning of the new building complex, providing the population of the city and its district the most popular services. It is particularly necessary to highlight industrial urban areas that have historical significance and contain objects of high architectural value on their territories, which give special expressiveness to the appearance of cities. In addition to social, economic, and environmental issues, the issue of redevelopment of all these territories also has a certain historical significance, including from the point of view of preserving not only the architectural features, but also the special microclimate of each particular urban district.
